There are four ways you could be damaging your listing without even realizing it.

  1. You are not thinking with your head. Almost everyone has a degree of personal attachment to their home. Is it truly realistic for you to think you’ll be able to separate this emotion from the sale of your home? Approaching a transaction from a personal perspective is going to cause issues.
  2. You don’t have the connections. Unless you’re a professional real estate agent, you aren’t going to have the kinds of connections that will allow you to market your home to the fullest extent. Agents can put your home in front of a huge number of potential buyers.
  3. Your price is too high. Potential buyers don’t have the same memories and emotional attachment you do. The fact of the matter is that your memories and emotions don’t justify over-pricing. Bring your dream price down by about $20,000 and you’ll likely be closer to a fair market value.
  4. You could be the No. 1 deterrent. Agents are trained to sell houses—you are not. They know how to make the most of the initial tour and how to guide potential buyers. Untrained homeowners can easily make mistakes in these regards without even realizing it. Crowding buyers could cause the whole transaction to fall through.
